High Court & County Court Litigation

We represent clients in a wide range of civil and commercial disputes, including contractual disputes, commercial litigation, professional negligence claims, property and land disputes, shareholder disputes, fraud and asset recovery, debt recovery and trust disputes.

Example: A manufacturing company entered into a long-term supply agreement with another business. When the supplier attempted to terminate the agreement without justification, the customer faced significant financial losses. High Court proceedings were commenced, resulting in a negotiated settlement that compensated the business for its losses and legal costs.

We also regularly represent clients in County Court proceedings involving breach of contract, consumer disputes, landlord and tenant matters, negligence claims, housing disputes and debt recovery.

Example: A business paid a contractor ÂŁ40,000 to complete refurbishment works. The contractor failed to complete the project and refused to rectify serious defects. Court proceedings were issued, and the dispute concluded with the contractor agreeing to compensate the client for the majority of their losses.

Since the introduction of the Renters’ Rights Act 2025, landlords must rely on statutory grounds for possession and comply with stricter procedural requirements. We advise on the correct grounds for possession, prepare the necessary notices and represent landlords throughout court proceedings and enforcement.

Example: A landlord sought possession after a tenant accumulated over ÂŁ15,000 in rent arrears. The Court granted a possession order together with recovery of the arrears and costs, and enforcement action was taken when the tenant failed to vacate.

TOLATA & Beneficial Interest Claims

Property ownership disputes frequently arise where the legal owner of a property does not reflect the parties’ true financial interests.

We advise on claims under the Trusts of Land and Appointment of Trustees Act 1996 (TOLATA), declarations of beneficial interest and applications for Orders for Sale.

Example: Following the breakdown of a relationship, a property registered in one person’s sole name became the subject of a dispute after the other party claimed they had contributed to the deposit, mortgage and renovation costs. Proceedings resulted in formal recognition of their beneficial interest and an agreed sale of the property.
